I think it's ok! Clean , good staff , English speaking, near to Gion and near to jr station. Very good!
Nice hotell with large rooms and nice standard imho. Bathrooms could be bigger, but they are of course fully functional.
Business hotel with the price double any other business hotel .. The staff doesn't speak English at all, the floor is dirty ..

buy food in the deli level at base floor. they have ALL! good for take away when use Shinkansen or eat in Hotel :) chinese food kiosk has chairs to eat there - Michael ????????
